Pricing

Our "Rate" column reflects the typical penalty in rate for two levels of less than "A" credit. The rate of that loan, compared to a comparable loan for a borrower with good to great credit (referenced as A+ credit). The scale uses that borrower's rate as par. Par rates are the rates published on our rate page.

Conforming 30 Year Fixed Rate Lenders Dream (A+ Credit) - No late pays on mortgage or rent, no collection accounts or foreclosures at all, 1 or maybe 2 late pays on an installment loan or revolving charge account within the last 13-24 months, but none within the most recent 12 months.

Conforming 30 Year Fixed Rate About Average (A Credit) - No late pays on mortgage or rent within the last 24 months, no foreclosures, no open collection accounts within the last 24 months, 1 late pay on an installment loan or revolving charge account within the last 12 months or no more than 2 to 3 in the combined 24 months.

Most Programs Available

Conforming 30 Year Fixed Rate Below Average (A- Credit)-A few rough spots. Maybe a late payment on the rent or mortgage over a year ago, you went to collection over 12 months ago and it was settled, a couple 30 day and maybe a 60 day late payment on installment and/or revolving accounts within the last 24 months. Par up to Par + 1.5%-2.5%
Conforming 30 Year Fixed Rate Challenged (B Credit)-Open collection account(s), payment plan bankruptcy discharged within 30 days to 4 years (with good credit history and open lines since), 30 and 60 day late pays within the last 12-24 months on different types of accounts, good assets and 20% to 30% to apply towards down payment.
Par + 2.5% up to Par + 5%
